When it comes time to sell a home, nothing beats the top three rules. Price, Curb Appeal, and Staging. If you price your home right, you will beat your local competition and win over buyers. If they show up to the home and anything seems a little off, they might just turn and leave. Here are a few tips to help you bring those buyers to your home and how to keep them in your home.

So how can you avoid turning potential buyers away and make your home more appealing? For starters, the first thing that people see when they arrive at your home is generally the front yard. How is the landscaping? Are there any colors? Is it all green? Or even worse, all brown and dead? What about toys, do you have kids that need to keep toys out of sight? You may be proud of your award winning VW Bus and all the parts that you have left over from the Bus, but just like the kids, your toys don’t belong out in plain view either.

Instead, create an instant atmosphere of home by dressing up the curb appeal. One community that has done a fantastic job with creating this atmosphere in Utah is called Daybreak. The communities are jammed with houses but you would never know it. Your eyes are drawn to how beautiful the homes and yards are. They created the instant atmosphere with all of their neighborhood amenities. Parks, lush gardens, proper plant and tree placement, and inviting colors. Every time that I drive through this area I wish I lived there. Does your house say the same?

Once you have achieved captivating your buyer and drawing them into the house DO NOT LET THEM DOWN! This is the place where people live. There are many things that push people from wanting to stay in your home. Do you have pets or kids? Many people will turn and leave just because you have an animal in the house. Not everyone has a dog. Even if they do, not everyone has your dog. So please find a place for the animals while you are showing the home. Another thing of note is that many people have allergies to pets. Please clean your house meticulously after you have taken your pets elsewhere for the day. As for your kids… well the same rule for the front yard still applies to the inside of the home. Put away the toys.

The kitchen is a place where many people stop to discuss the home. Make sure this home is the best place to stop and re-think over the home. Are there dishes in the sink? Is there a funny smell coming from anywhere like the trash, the garbage disposal? You should make sure you always take out the trash and do whatever you can to eliminate bad odors. One of the oldest tricks in the book is to bake some cookies. This helps for several reasons. It eliminates odors and is something almost everyone can enjoy. Keeping the kitchen clean is a great way to make the buyers stay a little longer and think more about your home.
